Plans Afoot For Aberfeldy Estate

Plans are afoot by Poplar HARCA to massively redevelop the Aberfeldy Estate in east London with the construction of 1,153 new homes.

The regeneration will see it renamed Aberfeldy New Village, something that makes it sound like a mining community from the Welsh valleys with Tom Jones ringing out towards the hills, not a housing estate in London in a gritty urban area.

The designs by Maccreanor Lavington Architects feature the complete renewal of the existing 8.69 hectare council estate that lies to the north of East India Dock Road, with a net gain of 855 residential units despite the demolition of 298 homes, plus a further 2,160 square metres of live/work space and 3,115 square metres of space for commercial and community use.

Amongst the major changes will be the relocation of the vast majority of retail space on to East India Dock Road, part of a long term plan to turn this into a a traditional "high street" rather than a traffic choked artery that it seems to have become.

A new finger park will be created where Culloden Street stands today providing a small green barrier between the estate and part of the northern approach of the Blackwall Tunnel.

Also included in the scheme is a 25-storey tower of 83.20 metres in height, the first for the immediate area to stand where Baily Garner penned some tall proposals in the past, plus a number of other mid-rise buildings that will act as a barrier between the rest of the project and the main road.

Although the closest similarly scaled building is the listed Balfron Tower less than 200 metres away, there are of course the ever growing number of tall buildings a little further to the east on East India Dock Road and numerous emerging tall buildings at Poplar Business Park.

Although a planning application has been filed, it's clear that there is still much work to be done to flesh out the proposals in an individual architectural sense, meaning that development of the Aberfeldy Estate is still some way off.
